Buying and transacting property in Poland

Property type, citizenship, financing and documents affect the order of work. We treat them as one transaction rather than separate questions.

Before a reservation or offer

Four questions need to connect before a commitment is signed

The greatest risk appears when buyer status, the property, financing and timing are reviewed separately. This initial review highlights the dependencies that need to sit in one plan.

01

What exactly are you preparing to sign?

An offer, reservation, preliminary agreement and notarial deed create different commitments. Identify the document, dates and consequences of non-performance before money is paid.

02

What exactly is included in the purchase?

A flat, house, land, share, garage or common element can change the document set, formalities and legal-status review.

03

Who will buy and from which funds?

Participants, acquisition method, own funds and the financing plan need to match the contract information and a realistic timetable.

04

Which dates depend on an external decision?

A bank, authority, notary, seller and document providers act independently. The contract should account for the timing and outcome of their actions.

International purchase map

Four areas need to form one plan

Review every area before signing a commitment. The map does not determine legal requirements and accepts no data — it shows what needs individual confirmation and which actions must be coordinated.

Buyer status

Start with the participants, purpose and acquisition method

The same property can require a different question sequence depending on the buyer, purpose and proposed transaction structure.

What to confirm

  • the identity and status of each buyer for professional assessment
  • the acquisition purpose and intended use of the property
  • whether an individual, several people or an entity will buy

What to coordinate

  • formalities review with the timing of an offer
  • buyer information with contract and financing requirements
What to keep in mind

A broad citizenship or residence category does not determine the requirements of a specific transaction.

Three confirmation paths

Choose the format from the question you need to resolve

One situation may need more than one specialist. Each path answers a different type of question and helps define the next step.

Buyer formalities and MSWiA

What the initial review does not cover

The initial review does not confirm whether a permit is required, creditworthiness, the property’s legal status or the content of an agreement. Each conclusion needs the facts and documents of the specific transaction and confirmation by the appropriate professional.
